Completion, not construction from zero
The park, sports halls, pool, kids zones, stages, the ballroom building and the hotel blocks exist today. Capital goes into finishing and commissioning what is standing, not into opening a site from scratch.
Investors
AAAF Moldova Park is not a greenfield project. On 7 hectares of forest the park, the sports base, the pool, the stages, the ballroom and the hotel blocks are already standing. Investment completes these assets and turns them into a working, revenue-generating resort.
Why now
The investment case rests on four pillars.
The park, sports halls, pool, kids zones, stages, the ballroom building and the hotel blocks exist today. Capital goes into finishing and commissioning what is standing, not into opening a site from scratch.
The site sits 40 km north of Chișinău in the Orhei district, close to the Orheiul Vechi tourist route. That means easy access for weekend demand, corporate events and training camps alike.
Accommodation, park admission, training camps, concerts and festivals, ballroom events, picnic gazebos, food and retail. Seasonality can be balanced by lines that take over from one another through the year.
Tourism and hospitality are among the country’s priority investment directions. The project is also presented to local, diaspora and regional investors through official channels:
Where the project stands
The following is the physical base of the project today — built volumes on site, not plans on paper.
The cottage programme is planned in three sizes: 50 units, 2,300 m² of built area in total. The largest VIP units come with their own garage.
Investment directions
Each direction is discussed on its own terms. Pricing, budgets and return scenarios are not published on the site — they are shared under NDA.
An individually owned unit inside the forest resort. Cottages are planned in three sizes; the largest VIP units include a garage.
Completing the existing hotel shells: interiors, building services and common areas. Not a new building, but turning standing volume into rooms.
Co-investment, sponsorship and naming rights across the outdoor arena, the ballroom and the sports village.
AAAF provides the space, the service connections and the brand standard; the operator brings its own interior, kitchen and equipment.
How the partnership works
Four stages. At every step you know in advance what you receive and what you sign.
A short call or meeting: which direction, what scale, what timeline. A mutual non-disclosure agreement follows.
The business plan, floor plans and the management model are shared. Then a visit to Ivancea to walk the site and see what already operates.
Land and cadastral status, the ownership model, construction documents and specifications are reviewed together with your own lawyer and engineer.
The investment and management agreement, the construction or fit-out schedule, handover milestones and the reporting routine are agreed.
Investor pack
The documents below are shared after first contact, once the non-disclosure agreement is signed. No financial figures are published on this website.
Pricing, budgets, lease terms and revenue scenarios — the entire commercial side is shared only under NDA, in a direct meeting.

The information here is provided for orientation only. It is not investment advice, not a public offer and not a promise of guaranteed return. The dimensions shown are physical facts about the site.
The sale of cottages as separately owned units, land and common-area rights, the tax regime and the management model are confirmed by a Moldovan lawyer, a notary, a cadastral engineer and a tax adviser. Every model figure shared under NDA rests on assumptions; actual results depend on demand, seasonality and operating costs.
Seeing the site explains more than any document. Let us plan your visit together.
